What is an Electrical Installation Condition Report (EICR)?
With the introduction of the new electrical safety standards in 2020, all domestic landlords are now required to obtain an EICR every 5 years to guarantee the safety of their property for their tenants. At the same time, commercial property landlords need an EICR to guarantee the safety of employees, tenants, and clients.
The report is broken down into 3 codes:
- Code 1 (C1): Danger present & risk of injury.
- Code 2 (C2): Potentially dangerous.
- Further Investigation (FI): Further investigation required without delay.
- Code 3 (C3): Improvement recommended.
If any electrical components are identified with a C1 or C2, the landlord must ensure remedial work is carried out. Any C3 components do not require further work, but adjustments could be made to make the property safer.

Word vs PDF EICR Templates
Pre-made PDF templates are quick and easy to use – just click and type. On the other hand, Word docs with a bunch of tables can quickly get messy formatting and are a pain to use.
PDF templates can also have much nicer and visually pleasing designs, can be exported as uneditable files, and look much more professional.
What is the difference between an EICR and EIC?
Electrical Installation Certificates (EIC) are issued alongside new electrical installations (often in newly-built properties). Meanwhile, an Electrical Installation Condition Report (EICR) has a similar purpose but for existing electrical installations. Both EIC and EICR certificates assess the safety of fixed wiring in a property, while a PAT testing certificate is for portable appliances.
Since 2021, all rented properties must have a valid EICR for tenants. If a property has a newly installed electrical system with an EIC, this can be used instead for 5 years.
How much should an EICR cost?
In the UK, electricians charge between 100 – 300+ for an electrical safety check and EICR.
Flat rates are very rarely given for EICRs because the scope of the work varies depending on several factors. For example, the larger homes will have much more to check, while the complexity of the wiring (which varies between flats and houses) affects the price as well.
For electricians, it’s important to consider your profit when setting prices. A paper pad of EICR forms can cost up to £30 – a cost which is completely erased with a fillable pdf template.
