    What is an Electrical Installation Condition Report (EICR)?

    Sometimes referred to as a ‘landlord safety test’ or a ‘homebuyer’s test’, an Electrical Installation Condition Report, or EICR, is a certificate designed to assess the safety of electrical installations in a property.

    With the introduction of the new electrical safety standards in 2020, all domestic landlords are now required to obtain an EICR every 5 years to guarantee the safety of their property for their tenants. At the same time, commercial property landlords need an EICR to guarantee the safety of employees, tenants, and clients. 

    The report is broken down into 3 codes: 

    • Code 1 (C1): Danger present & risk of injury.
    • Code 2 (C2): Potentially dangerous.
    • Further Investigation (FI): Further investigation required without delay.
    • Code 3 (C3): Improvement recommended. 

      If any electrical components are identified with a C1 or C2, the landlord must ensure remedial work is carried out.  Any C3 components do not require further work, but adjustments could be made to make the property safer.

        How much should an EICR cost?

        In the UK, electricians charge between 100 – 300+ for an electrical safety check and EICR. 

        Flat rates are very rarely given for EICRs because the scope of the work varies depending on several factors. For example, the larger homes will have much more to check, while the complexity of the wiring (which varies between flats and houses) affects the price as well. 

        For electricians, it’s important to consider your profit when setting prices. A paper pad of EICR forms can cost up to £30 – a cost which is completely erased with a fillable pdf template.

        Frequently Asked Questions

        Is there any difference between a pdf EICR template and a paper certificate?

        There is no practical difference between a paper EICR and our pdf template, as all necessary fields are present for full regulatory compliance.

        The only difference will be the fact you can type out and easily modify information, save, and email the form to your customer. If you prefer hard copies, the completed form can always be printed out.

        What is the difference between an EIC and an EICR?

        An EIC is an Electrical Installation Certificate, and is used in new-builds or for properties with new electrical installations. An EICR is an Electrical Installation Condition Report and has a similar goal in mind (ensuring the safety of all electrical components), but is used for houses with existing electrical wiring.
