Is a Legionella risk assessment necessary in the UK?
Yes. UK Health and Safety law dictates that all employers, property managers, and landlords have a legal requirement to undertake a Legionella risk assessment.
How often do Legionella risk assessments need to be done?
Most households and properties with relatively simple and frequently used water systems will not be at high risk of Legionella. Once a risk assessment has been completed, we recommend periodically checking it if usage levels have changed or if water systems have been modified.
Aside from this, the HSE recommends keeping records for at least 2 years or throughout the period they remain current.
Are Legionella reports or certificates necessary?
Landlords, while they have a legal responsibility to undertake a Legionella risk assessment, do not need to keep records – although it is good practice to do so.
However, businesses with five or more employees need to keep a record of the risk assessment. For this, a Legionella report or certificate is incredibly useful.
Where does Legionnaires' disease grow?
Legionella bacteria can grow in any water system. There are certain conditions which make it much more likely, however, including:
- Water temperatures between 20 – 45 °C
- Outlets that create water spray (breathable droplets)
- Systems that store or recirculate water
- Systems that contain a source of nutrients for the bacteria to grow.
